The Zaragoza rental market in 2026

Zaragoza is one of mainland Spain's most affordable big cities and far less tense than the coast, Barcelona or Madrid. By district, Universidad is the priciest at around €13/m² (driven by students), Actur is modern residential near €11/m², and Delicias, the largest and most diverse district, is the most affordable at roughly €10/m² and €500-800 a month. The Centro is central and walkable.

Demand is mostly students and families, and the city is even delivering around 1,700 affordable rental homes in 2026. Budgets stretch further here, but good-value flats still move quickly, so set up alerts, sort your NIE guide and read our tenant rights guide.

Tips for Finding an Apartment in Zaragoza

1. The cierzo wind is real. Zaragoza is famous for its strong, cold wind (cierzo). It can make winter feel much colder than the temperature suggests. Check apartment insulation and heating systems.

2. Incredible value. You can rent a quality 2-bedroom apartment in central Zaragoza for what a room costs in Barcelona. If remote work is your life, Zaragoza is arguably the smartest choice in Spain.

3. Small expat community. Don't expect Barcelona-level international infrastructure. Spanish is essential for daily life. But the locals are notably friendly and welcoming.
