The Málaga rental market in 2026

Málaga is one of Spain's fastest-rising rental markets, up around 31% over five years, fuelled by the "Málaga Valley" tech hub, foreign demand and tourism. Average rent is roughly €13-16/m². The Centro and the Soho arts district are the priciest and most in demand; La Malagueta and El Palo offer beachside living; and Teatinos is the student area near the university.

Tourist and seasonal demand tightens supply sharply in summer, and international demand means well-priced long-term flats disappear fast. Get your NIE guide sorted before arriving and know your rights with our tenant rights guide.

Tips for Finding an Apartment in Málaga

1. Consider the tech hub effect. Areas near the Málaga Tech Park (PTA) and the new Google office are seeing the fastest rent increases. If you work remotely, look slightly outside these zones for better value.

2. Summer vs winter markets. Málaga has extreme seasonality. Summer brings tourists and short-term rental competition. Winter (Oct-Feb) is the best time to find long-term deals — many tourist apartments switch to long-term leases.

3. Learn basic Spanish. English is less common in Málaga agencies than in Barcelona. Even basic Spanish dramatically improves your chances with local landlords.
