Alicante offers the best beach-city balance in Spain at a fraction of Barcelona's prices. A growing digital nomad community, year-round sunshine (300+ days), and excellent international flight connections make it increasingly popular with remote workers. The market is still relaxed compared to bigger cities — but that's changing.
Around the Explanada promenade. Walking distance to beach, castle, and old town. Good mix of local life and tourist infrastructure. Apartments vary widely in quality.
The main beach neighborhood. Long sandy beach, modern buildings, good restaurants. Popular with families and beach lovers. Slightly removed from city center (tram connection).
Residential neighborhoods behind the center. More affordable, local atmosphere. Good supermarkets and daily amenities. Solid value for those who don't need to be on the beach.
Between center and San Juan beach. Rocky coast, snorkeling spots, quieter vibe. Growing expat community. Good balance of price and beach access.
Alicante's rental market is firmly coastal and rising fast. Asking rents in the centre sit around €12/m², while the priciest area, Playa de San Juan, runs near €14/m² and has climbed roughly 15% year on year. Finding a long-term flat under €900 a month close to the centre or the beach is increasingly hard.
Demand is split between locals, remote workers drawn by the climate, and the seasonal holiday-let pressure that tightens long-term supply over the summer. 1. Consider the tram. Alicante's tram line connects the center with Playa de San Juan and beyond. Living along the tram line gives you flexibility without paying beach-front prices.
2. Winter rentals are cheaper. Many apartments are rented at lower rates October-April. If you can commit to a 12-month lease starting in autumn, you'll lock in a better rate than summer arrivals.
3. Check for tourist license issues. Like Barcelona, some Alicante apartments were short-term tourist rentals. Verify your contract is a proper residential lease (vivienda), not a tourist contract.
