Find an Apartment in San Sebastián Before Anyone Else

San Sebastián (Donostia) is consistently rated Spain's best city for quality of life. World-class gastronomy, La Concha beach, and Basque cultural richness attract a growing international community. But it's also one of Spain's most expensive rental markets outside Madrid and Barcelona.

Centro / Ensanche

The elegant grid between the old town and Ondarreta beach. Shops, wide streets, beautiful Belle Époque buildings. The most balanced neighborhood for living.

Gros

The surfer neighborhood. Zurriola beach, younger crowd, excellent pintxos bars. More affordable than Centro. Growing expat community. Slightly grittier but full of character.

Antiguo / Ondarreta

Quiet residential area near Ondarreta beach and the Peine del Viento sculpture. Family-friendly, peaceful. Higher-end. Beautiful but limited nightlife.

The San Sebastián rental market in 2026

San Sebastián is the most expensive provincial capital in Spain. The average asking rent is around €1,943 a month, with the median flat near €1,202. The Centro and Área Romántica, plus the Concha and Miraconcha seafront, are luxury-tier; Gros is the young surf-and-pintxos district; and Antiguo and Amara are calmer residential areas.

A severe housing shortage, worsened by tourist-rental conversions, keeps supply extremely tight, so well-priced flats vanish almost immediately. Basque salaries help, but competition is fierce, so set up alerts, sort your NIE guide and read our tenant rights guide.

Tips for Finding an Apartment in San Sebastián

1. Budget for food. San Sebastián has more Michelin stars per capita than anywhere in the world. Even casual dining is excellent — but budget accordingly. Groceries are also slightly pricier than the Spanish average.

2. Tiny market, move fast. San Sebastián is a small city (~190K people). The rental market has very limited inventory. When a good apartment appears, you need to call within the hour.

3. Summer tourist impact. July-August brings massive tourist influx. Some landlords convert long-term rentals to summer lets. Search in spring or autumn for the best long-term options.
