Mestalla, in the Pla del Real district, is where expat families and academics tend to end up once they know the city. It sits across the Turia gardens from the old town: tree-lined streets, wide pavements, calm shops, and the Valencia CF stadium that gives the whole area its name.
The numbers match the feel. The median is 1.600€ at 16,7€ per square metre, exactly the city average, for flats of 100 m² with a lift in 95% of cases. You can walk across the Turia into the centre, and you are on the Blasco Ibáñez axis with the university faculties a few minutes away, so alongside the families there is a steady academic population. If you are moving with children and want a school run that does not involve a metro, this is the obvious search area.
Two weaknesses. First, it is quiet and unexciting: nobody moves to Mestalla for a night out. Second, supply is short and agency-dominated, with only 18% of listings from private owners, so you need to react quickly. And on match days the streets around the stadium seize up completely.
Transport: metro L3 (Facultats) and L5 and L7 (Aragó), on the Blasco Ibáñez university axis.
