About El Cabanyal

El Cabanyal, officially El Cabanyal-El Canyamelar, is the old fishing quarter that sits directly behind the beach. It kept the layout of the fishermen's houses: low buildings, straight streets running down to the sea, and the tiled façades that are the most photographed thing in Valencia after the Ciutat de les Arts.

After decades of neglect and a demolition plan that was never fully carried out, the neighbourhood is mid-gentrification. Artists, nomads and coworking spaces have arrived while the original residents are still very much here, and that overlap is precisely what draws people. It also has the highest share of private landlords of the ten: almost a third of listings come from the owner, a proportion you will not find in Barcelona.

The case for it is a three minute walk to the sand and an atmosphere that exists nowhere else in the city. The case against is equally concrete: the centre is roughly twenty minutes by tram, the housing stock is old and walk-up, and the standard of renovation swings wildly from one house to the next. Visit before you commit.

Transport: tram L4 (Les Arenes, Doctor Lluch) and metro L5 and L7 at Marítim, plus the Cabanyal commuter rail station.

What kind of flat you will find

33% of rental flats in El Cabanyal have two bedrooms, followed by 27% with one bedroom. Studios make up 5% of the supply, and flats with four or more bedrooms, 9%.
