Centro is the first place almost every arriving expat searches, and it is not one place but several: the Centro Histórico, Soho (officially Ensanche Centro), La Merced, Lagunillas, El Ejido, El Molinillo and El Perchel. It holds the largest rental supply in the city, 487 of the 1,400 listings we analysed. You can cross it on foot, there is a metro stop at Atarazanas, and the Picasso museums sit in the middle of it.
Choose your barrio deliberately. Soho is the explicit digital-nomad pick, with coworking spaces and street art on the facades. La Merced is where the nightlife and the social life happen. Lagunillas and El Ejido are rougher and cheaper for it. El Perchel, next to the María Zambrano station, is the budget way in.
The caveat matters more here than anywhere else in Málaga. The Centro Histórico is where long-term stock is disappearing fastest, with dedicated tourist-apartment buildings up sharply since 2017. Expect high search volume, low real inventory, and flats that are old and small: a median of 78 m² at 18.3€/m², the most expensive square metre of the six districts.
Transport: metro lines 1 and 2 to Atarazanas and El Perchel, Cercanías C1 from María Zambrano to the airport and the coast, and most of the district on foot.
37% of rental flats in Centro have two bedrooms, followed by 28% with one bedroom. Studios make up 6% of the supply, and flats with four or more bedrooms, 7%.
Lift. 78% of rental homes here have a lift. The old-town core is full of buildings that predate lifts, while the later blocks around Soho and El Perchel almost all have one, which is why roughly one flat in five still does not.
Private landlord or agency. 20% of listings are posted by a private landlord, against 80% that come through an agency. That is a middling proportion for Málaga.
The median rent in Centro is €1,300 a month. Most flats let for between €1,100 and €1,758 a month: a quarter of the supply falls below €1,100, and another quarter goes above €1,758.
Per square metre that works out at 18.3€/m². Applied to real floor areas, a 50 m² flat lands around €920 a month, a 70 m² flat around €1,280, and a 90 m² flat around €1,650.
Against the city as a whole, Centro sits in line with the Málaga median (€1,300/month), where the median price per square metre is 16.0€/m².
In Centro, only 10% of listings go below 12.5€/m². If you find a 70 m² flat at €880 a month or less, it is below the 10th percentile for the district.
