Carretera de Cádiz is the western strip that runs down to the sea, and it holds Huelin, La Luz, Sacaba Beach and Torre del Río. Straight streets, blocks from the 1960s and 70s, ordinary neighbourhood shops, and a beach at the bottom of the hill.
Huelin is the single hottest gentrification story in Málaga: an ex-industrial working-class barrio that has become a young beachfront one, with its own beach and its own park. Rents and prices have risen sharply. If you are reading an older guide that still files Huelin under affordable, that guide is out of date. The district median is now 1,300€, the same as Centro; the square metre is cheaper, at 15.8€/m², only because the average flat is a little bigger at 82 m².
Two things to plan for. Just 14% of listings come from a private landlord, the lowest share of the six, so you will mostly be dealing with agencies and their paperwork. And the district is functional rather than pretty: you come here for the sea, the light and the price, not for old-town charm.
Transport: metro line 2 running through the district, frequent city buses, and a seafront walk into the centre.
40% of rental flats in Carretera de Cádiz have three bedrooms, followed by 35% with two bedrooms. Studios make up 6% of the supply, and flats with four or more bedrooms, 6%.
Lift. 88% of rental homes here have a lift. Almost the whole stock is 1960s and 70s blocks built with lifts from the start, which is why this is the highest rate of the six districts.
Private landlord or agency. 14% of listings are posted by a private landlord, against 86% that come through an agency. As in most of Málaga, the supply is dominated by agencies.
The median rent in Carretera de Cádiz is €1,300 a month. Most flats let for between €1,200 and €1,480 a month: a quarter of the supply falls below €1,200, and another quarter goes above €1,480.
Per square metre that works out at 15.8€/m². Applied to real floor areas, a 50 m² flat lands around €790 a month, a 70 m² flat around €1,110, and a 90 m² flat around €1,420.
Against the city as a whole, Carretera de Cádiz sits in line with the Málaga median (€1,300/month), where the median price per square metre is 16.0€/m².
In Carretera de Cádiz, only 10% of listings go below 12.2€/m². If you find a 70 m² flat at €850 a month or less, it is below the 10th percentile for the district.
That does not make it a scam, but it is worth checking before you go any further. A price well below the local market is the single most common red flag in rental fraud.
For reference, the 25th percentile in Carretera de Cádiz sits at 14.1€/m². Below that, the price is good for the area without being anomalous.
The price per square metre in Carretera de Cádiz has held steady over the last few months, moving only 1.7% against the previous period. That is too small a difference to read as a real market move.
Based on 213 Idealista listings in Carretera de Cádiz analyzed over the last few months. We compare two consecutive 28-day periods, and we measure the change in price per square metre rather than in median rent: median rent rises and falls with the size of the flats posted in a given week, which describes our sample rather than the market. Our history is still short, so these figures describe where the market is right now, not an annual trend.

Expect to be asked for your NIE (Número de Identificación de Extranjero) if you are a foreigner, your last few payslips or proof of income, your employment contract, and increasingly a bank guarantee or several months of deposit. None of it is a legal requirement of the contract itself, but applicants who turn up without the paperwork ready lose the flat to someone who has it. Assemble the folder before you start viewing.
