1. Budget for food. San Sebastián has more Michelin stars per capita than anywhere in the world. Even casual dining is excellent — but budget accordingly. Groceries are also slightly pricier than the Spanish average.
2. Tiny market, move fast. San Sebastián is a small city (~190K people). The rental market has very limited inventory. When a good apartment appears, you need to call within the hour.
3. Summer tourist impact. July-August brings massive tourist influx. Some landlords convert long-term rentals to summer lets. Search in spring or autumn for the best long-term options.
