About el Poblenou

El Poblenou was the Manchester of Catalonia, a neighbourhood of factories and chimneys, and it is now Barcelona's tech district. The 22@ plan filled its old industrial sheds with offices, startups and university campuses, but the neighbourhood kept its Rambla, its low houses and a beach ten minutes' walk away.

It is the default destination for digital nomads and people working in tech, and increasingly for young families who want air and space without leaving the city. Of the ten neighbourhoods we cover, this is the one with the most private landlords: one listing in four, roughly double the Eixample. If you want to avoid agency intermediaries, this is your best chance of doing so.

The strength is that combination of sea, new build and a relaxed pace. The weakness is that the neighbourhood runs at two speeds. Renovated high-spec flats sit next to old buildings with no lift, and parts of the 22@ district feel deserted outside office hours, which is worth walking around and checking at night before you commit.

Transport: metro L4 (Poblenou, Llacuna, Bogatell) and L1 (Glòries), plus the tram lines.

What kind of flat you will find

41% of rental flats in el Poblenou have two bedrooms, followed by 25% with one bedroom. Studios make up 6% of the supply, and flats with four or more bedrooms, 6%.

Lift. 62% of rental homes here have a lift. The low houses of industrial Barcelona sit alongside the new towers of the 22@ district, so the lift depends heavily on which building you land in.

Private landlord or agency. 26% of listings are posted by a private landlord, against 74% that come through an agency. That is one of the highest private-landlord shares in Barcelona, so this is where you have the best chance of dealing with an owner directly.

How much does it cost to rent in el Poblenou?

The median rent in el Poblenou is €1,600 a month. Most flats let for between €1,300 and €2,010 a month: a quarter of the supply falls below €1,300, and another quarter goes above €2,010.

Per square metre that works out at 23.9€/m². Applied to real floor areas, a 50 m² flat lands around €1,200 a month, a 70 m² flat around €1,670, and a 90 m² flat around €2,150.

Against the city as a whole, el Poblenou sits 7% above the Barcelona median (€1,496/month), where the median price per square metre is 22.2€/m².

A price too good to be true?

In el Poblenou, only 10% of listings go below 15.7€/m². If you find a 70 m² flat at €1,100 a month or less, it is below the 10th percentile for the neighbourhood.

That does not make it a scam, but it is worth checking before you go any further. A price well below the local market is the single most common red flag in rental fraud.

For reference, the 25th percentile in el Poblenou sits at 19.4€/m². Below that, the price is good for the neighbourhood without being anomalous.

Based on 143 Idealista listings in el Poblenou analyzed over the last few months. We compare two consecutive 28-day periods, and we measure the change in price per square metre rather than in median rent: median rent rises and falls with the size of the flats posted in a given week, which describes our sample rather than the market. Our history is still short, so these figures describe where the market is right now, not an annual trend.

In practice, yes. Most landlords and agencies in Barcelona will ask for your NIE (Número de Identificación de Extranjero) before signing a rental contract, and you will also need it to set up utilities and open a bank account. It is not a legal requirement for the contract itself, but applicants without one tend to lose the flat to someone whose paperwork is ready. Here is how to get your NIE in Barcelona.
